While most people feel that a realtor is the most important party involved in a real estate transaction, a lawyer's role in the transaction is as important, if not more. 
  • An experienced real estate lawyer will provide you with legal advice that your realtor cannot provide and will negotiate the terms of the Contract that the realtors cannot
  • An experienced real estate lawyer will protect your rights and property and are not motivated by a commission 
  • An experienced real estate lawyer will assist you through the financing process
  • An experienced real estate lawyer will prepare the legal documents involved in the closing and will review and explain all closing documents which include the Mortgage, Note, Deed, HUD, Transfer Declarations, etc.​

When selecting an experienced real estate lawyer, be aware that attorney's fees will vary from one attorney to another.  Remember that you get what you pay for.  It's fair to say that you will not get the experienced representation from an attorney that will charge you $200 as you would from an attorney that will charge you more.  And, keep in mind that realtors typically share a commission of 6% of the total purchase price, while attorneys typically charge a flat fee to represent you.
